Q: How many townhomes could I build and what could I sell them for?

A: If you were to build 8 blocks of 7 townhomes each, (as one developers has on 18th Street), you could have 2 premium townhomes with river views for every 5 regular townhomes that don’t have a view. The regular townhouses could be sold for $600-$650,000 each and the premium townhouses could be sold for $700-$750,000 each. (That’s roughly what one developer did on 18th St.) So that means you could get 40 townhouses averaging $725,000 each on that property. Each townhouse would be about 2,500 square feet finished. So roughly $36.6 million in gross sales volume. Plus you could also lease out boat slips to those owners who have boats!
